In the farthest northwest corner of New Jersey, a once neglected 50-acre farm has undergone a dramatic transformation over the past 24 years. The property now boasts a flourishing orchard, a cider production facility, and a beautifully restored historic farmhouse.
And now, it’s on the market.
Dubbed Colonial Cider, the rejuvenated estate located at 25 Clove Road, Wantage, is listed for $1.399 million. The farm’s history stretches back to the 1700s, but it was the current owner who, since acquiring the property in 2001, dedicated himself to its revival, according to Christine and Marc Tremain of Team Tremain at Weichert Realtors, who are handling the sale.
“He meticulously worked towards his vision and dream of turning this farm into a hub for agricultural tourism,” Christine explained.
The vast Sussex County farm, which was officially designated as preserved farmland in 2017 through the Sussex County Farmland Preservation Program, includes a converted dairy barn. This barn now serves as a state-approved commercial cider production facility, complete with apple crushers, fermentation tanks, and filtration systems.
The owner also established an 18-acre organic orchard that hosts 20 varieties of American apple trees dating back 200 years. Christine added that the farm also supports a variety of other fruit trees, such as blueberries, raspberries, cherries, peaches, and plums.
“Additionally, there are numerous pear trees of English, French, and Spanish origin suitable for producing Perry wine, a niche yet promising market,” she noted.
While the main access to the property is on Clove Road, Marc pointed out that the owner added a secondary entrance at the back of the property off Skytop Road, designed to welcome visitors to the cidery.
“He dismantled many of the old stone walls around the property, repurposing those stones as the foundation for the new farm road that leads from Skytop Road,” he said.
The farmhouse, originally built in 1740 and expanded over time, features three bedrooms, two bathrooms, a generous front porch, two wood-burning stoves, and retains its original oak and pine floors along with extensive wood and stone work. Marc emphasized that the owner modernized the house to enhance its functionality without sacrificing its traditional farmhouse charm. This included installing new insulation, windows, strengthening the foundation, replacing the roof, and upgrading the electrical systems.
Furthermore, the estate includes an acre specifically zoned for developing a new residential structure.
Christine added that the new owner would also acquire the farm’s Plenary Winery license, under the LLC Colonial Cider. This unused license allows for both wholesale and retail operations, permitting the cultivation of grapes or other fruits on at least three acres of the property, and authorizes the production and modification of fermented wines.
“This property is quite unique, attracting a very specific buyer,” Christine remarked. “Many inquiries we’ve received are from individuals keen on organic farming and homesteading, and we believe we are close to finding the perfect match.”
